About Realtii’s Estimates

Realtii provides automated home value estimates generated from publicly available property records.

How We Estimate Value

Realtii’s estimates are built from multiple independent data points that are cross-referenced and weighted by a proprietary algorithm developed in-house. Unlike one-size-fits-all valuation tools, the system evaluates each property individually, accounting for its specific characteristics, neighbourhood, and the timing of the surrounding market.

The algorithm draws on two custom home price indexes built and maintained by Realtii:

  • A standard price index that measures price movement at the neighbourhood and property-type level over time.
  • A hedonic price index that isolates the value contribution of individual property attributes — size, bedrooms, age, lot characteristics, and location — across the broader market.

For each property, the system considers:

  • The property’s last recorded sale, time-adjusted using our indexes for measured price movement since that date.
  • Recent sales of comparable properties at the neighbourhood and street level, weighted by similarity and recency.
  • Current active listings of similar properties.
  • The property’s most recent assessed value, adjusted for measured movement in the local market.

These anchors are weighted dynamically per property — based on the strength and reliability of the available data for that specific home — to produce a single estimate with a confidence range.

These estimates are for informational purposes only. They are not appraisals, and they are not personalized advice about the value, sale, or purchase of real estate. Realtii is not a real estate brokerage and does not provide real estate services.

Every home is unique. Condition, renovations, layout, views, lot characteristics, and local market nuances all affect value in ways that automated data cannot fully capture. For decisions about selling, buying, or pricing a home, the judgment of a licensed REALTOR® who can see the property in person is irreplaceable.
